«Քառօրյա պատերազմը բացասաբար է անդրադարձել անշարժ գույքի և հատկապես բնակարանային շուկայի վրա։ Տարեսկզբին դրսևորված դրական միտումներից հետո շուկան որոշակիորեն պասիվացել է։

Երևույթն այս շուկայի համար անշուշտ անսովոր չէ։ Հայտնի է, որ Տնտեսության այս հիմնական հատվածներից մեկը համարվող հիշյալ շուկան չափազանց զգայուն է քիչ թե շատ անկայուն իրավիճակների նկատմամբ։

Որքան էլ վճարունակ պահանջարկի վրա ազդող գործոնները հիմնականում անփոփոխ են, այնուհանդերձ տարեսկզբի ակտիվացումից հետո ապրիլին անշարժ գույքի շուկայում տեղի է ունեցել օտարման գործարքների նվազում։ Ընդ որում՝ ինչպես մեկ տարի առաջվա, այնպես էլ նախորդ ամսվա համեմատ:

Որ անցած տարվա համեմատ գործարքները պակասել են, վերջին շրջանի համար արտառոց երևույթ չէ։ Սակայն նույնը չի կարելի ասել կարճաժամկետ հատվածի մասին։ Սովորաբար տնտեսական տարվա մեկնարկին զուգընթաց, անշարժ գույքի շուկայում ամսեամիս ակտիվությունը ավելանում է։ Առավել ևս, երբ տնտեսական գործոնները բարենպաստ են դրա համար։

Տարեսկզբի բոլոր երեք ամիսներին անշարժ գույքի և բնակարանային շուկայում դիտարկվեցին ակտիվացման միտումներ։ Ավելին՝ ակտիվությունն առկա էր նաև նախորդ տարվա նույն ժամանակահատվածի համեմատ։

Սակայն ապրիլին պատկերը փոխվեց։ Այդ ամսին Հայաստանում գրեթե 7 տոկոսով ավելի քիչ օտարման գործարք է կնքվել, քան մարտին։ Նախորդ տարվա համեմատ առք ու վաճառքի նվազումը մոտենում է 5 տոկոսին։
  

Գործարքների կրճատումը տեղի է ունեցել հիմնականում բնակարանային շուկայի հաշվին, որին բաժին է ընկնում օտարումների գերակշիռ մասը։ Պասիվացման միտումներ է դրսևորվել ինչպես մայրաքաղաքում, այնպես էլ դրանից դուրս։

Բազմաբնակարան շենքերի բնակարանների վաճառքը Երևանում ապրիլին կրճատվել է 3 տոկոսով։ Այն դեպքում, երբ մարտին վաճառված բնակարանների քանակն ավելացել էր ինչպես նախորդ ամսվա, այնպես էլ նախորդ տարվա նույն ժամանակահատվածի համեմատ։ Նույնպիսին էին զարգացումները նաև տարեսկզբի երկու ամիսներին. Հունվարին մայրաքաղաքում կնքված առք ու վաճառքի գործարքներն ավելացել էին 6,1 տոկոսով։ Փետրվարին վաճառված բազմաբնակարան շենքերի բնակարանների քանակը գրեթե 17 տոկոսով գերազանցել էր անցած տարվա մակարդակը։

Ապրիլին շուկայի պասիվացումն առավել ակտիվ է եղել հատկապես մարզերում։ Բնակարանների վաճառքը մարտի համեմատ պակասել է ավելի քան 16 տոկոսով։ Անշարժ գույքի շուկայի համար սա կտրուկ փոփոխություն է։ Մարզերում մեկ տարի առաջվա համեմատ գրեթե 16 տոկոսով պակաս բազմաբնակարան շենքերի բնակարան է վաճառվել։

Նվազել է նաև անհատական տների պահանջարկը։ Ապրիլին վաճառվել է ընդհանուր առմամբ ընդամենը 284 առանձնատուն, որոնց քանակը մարտի համեմատ պակաս է եղել գրեթե 22 տոկոսով»,–գրում է թերթը։
