Հայաստանը, ուր ռուսների շատ մեծ հոսք կա, փոքր երկիր է, եւ դա ինքնաբերաբար գնի բարձրացման է բերում։ Այս մասին NEWS.am -ի թղթակցի հետ զրույցում ասաց անշարժ գույքի գործակալության տնօրեն Վահե Դանիելյանը։

Նա պարզաբանեց, որ Հայաստանում բնակարանների վարձակալության գերբարձր գներմ իրական են, արհեստական չեն, քանի որ այսօր մեկ բնակարանի համար դիմում է երեք մարդ։ Այսինքն՝ իրականում այդպիսի գներով բնակարաններն իսկապես վարձակալում են։

«Ռուսաստանում մոբիլիզացիայի հայտարարումից 4 օր անց մենք արդեն զգացինք այդ հոսքը։ Սեպտեմբերի 25-ից գներն աստիճանաբար սկսեցին աճել, եւ օր օրի աճում են։ Ինչքան քիչ բնակարաններ մնացին, այնքան թանկացան։ Հիմա շատ քիչ ազատ բնակարաններ են մնացել»,- ընդգծեց Դանիելյանը։

Նա հայտնեց, որ տարվա ընթացքում Երեւանում բնակարանների վարձակալության գներն աճել են առնվազն 60-70 տոկոսով. մարտից հետո թանկացել են 30-40 տոկոսով, մոբիլիզացիայի հայտարարումից հետո՝ եւս 30 տոկոսով։

«Երեւանի փոքր կենտրոնում 1 սենյականոց բնակարանի գները սկսվում են 300 000 դրամից (մոտ 750 դոլար): Երկու սենյականոց բնակարանների գները սկսվում են 500-600 հազար դրամից (1200-1500 դոլար), երեք սենյականոցինը՝ 700-800 հազար դրամից (1700-2000 դոլար): Շքեղ վերանորոգված բնակարանների գները կարող են մինչեւ 1 միլիոն դրամ եւ ավել (2500 դոլար եւ ավել) կազմել: Այդ բնակարանների պահանջարկը կա»,- հավելեց անշարժ գույքի գործակալության տնօրենը։

Մայրաքաղաքում ամենամատչելի գները Նուբարաշենում են։ Կենտրոնին մոտ համայնքները եւս ակտիվ են Արաբկիր (այստեղ գները 10-15 տոկոսով էժան են, քան կենտրոնում), Աջափնյակը (20 տոկոսով էժան, քան կենտրոնում), Նոր Նորք (25 տոկոսով ավելի էժան, քան կենտրոնում): Երեւանից դուրս ակտիվություն է նկատվում նաեւ Ծաղկաձորում, Դիլիջանում, Գյումրիում։

«Հյուրանոցի համարները 3-4 անգամ ավելի թանկ են»,- ասաց Դանիելյանը։

Նա նշեց, որ ռուսները, ելնելով իրենց վճարունակությունից, հակված են վարձակալել կահավորված բնակարաններ, իսկ բնակարանները վարձով են տրվում մինչեւ 6 ամսով՝ Ռուսաստանում փոփոխությունների ակնկալիքով։ Նրանք հիմնականում դժգոհում են մայրաքաղաքում տրանսպորտի վատ աշխատանքից։

Անշարժ գույքի գործակալության տնօրենը հայտնեց, որ շատ ռուսներ գալիս են Վրաստանից, որտեղ գներն ավելի մատչելի են, բայց Հայաստանում նրանց նկատմամբ վերաբերմունքն ավելի լավ է։
